After installing an electric garage door, regular maintenance is essential to ensure that it continues running as smoothly and as efficiently as possible for many years to come. While many electric garage doors are designed to last more than 10 years, proper care and maintenance will reduce wear and tear and keep the door in a good condition for many more years. It is also very important if you want to maintain your warranty.
Check the Attach Points
Check and tighten the garage door attachment points at least every two to three months to keep everything tight and secure. These include all hinges, springs, pivot points and rollers in the garage. Whenever the attachment points need tightening, use a wrench and a ratchet to tighten any bolts, screws and nuts that may have loosened. This should keep your electric garage door moving well on the rollers.
Lubricate the Guide Tracks
If you have a track and chain garage electric garage door, you will need to lubricate the track and chain regularly to ensure that it properly aligns and runs smoothly along the tracks. Clean the guide tracks and all moving parts with methylated spirit before applying lubrication.
If you notice a lot of noise whenever you open or close your garage door, this is your cue to apply lubrication. You can spray WD40 or any other garage door lubricant along the guide tracks. Your garage should open and close smoothly without producing too much noise. Remember to clean and lubricate all other moving parts as well including the attachment points and door hinges to keep everything running smoothly.
Garage Light
Your garage lights should come on every time you open the electric garage door. If this is not happening, your bulb lights may need replacement. To change the light bulb, simply push down the plastic enclosure, unscrew the bulb, and replace it with a new one. Close the compartment by pulling it up, then press it in.
Sensors
The purpose of LED sensors is to stop the garage from closing if there is anything blocking the garage door. Sometimes these sensors can become misaligned or obstructed. This is quite common because LED sensors are normally located a few inches off the ground and can be disrupted by objects kept in your garage.
Make sure your garage door sensors are aligned correctly and wipe them regularly to remove any dirt or debris that may cause obstruction. Remember to check the tendons to ensure that they are not loose or broken. Misaligned tendons are unable to securely hold the sensors in place.
